increasing home value?

my family is wanting to increase the value of our home we have 5 large bedrooms 3 full baths with an open kitchen needless to say its very large, right now its worth about $70,000 and we want to increase anywhere from $95,000-$110,000 i know that extra bedrooms can increase value by $5,000 but can anyone tell me how much a swimming pool,storm shelter,large storage shed,new flooring,new central AC unit,and new interior doors would increase value
location is not the problem its a really good town….and the storm shelter would increase value because i live in alabama and everyone here is always heading for the basement in the county hospital we have alot of storm issues here and its priced so low now because its a double wide but its huge the hall ways looks like the shining lol

A swimming pool usually does not increase the value at all if much. In fact, a swimming pool can be a detriment.
AC unit is a plus. Storage shed is ok if you have no garage. New flooring? What kind? Hardwood? Those bring up the value in this market.

Location is a big thing. New windows and siding can help. A pool really won’t increase the value. Isosceles
Wow - 5 large bedrooms, 3 full baths and an open kitchen and it’s only worth $70,000? You want to increase the value by ~50%. That’s a huge number! You could really be hampered by location.
Anyway - swimming pool is no increase in value and could even make it harder to sell. Above ground pool is a liability while a really nicely done inground could help value, but you’d spend a fortune on a nice inground.
Large storage shed would increase value by less than the price of the shed, especially if it is too large - a small one might increase value by cost (so, what, $500 to $1000?).
With 5 bedrooms adding extra ones won’t really help at this point… You’ve already got 5.
I don’t know where you live, but a storm shelter wouldn’t add any value where I am. New flooring could increase value depending on what it is, you are generally safer with hardwood floors than new carpeting or tile.
If you already have a working central A/C unit then putting in a new one doesn’t do too much to value, but if you didn’t have central air before and now do, then it will. If you have a 20 year old C/A unit and replace it, it will just reduce hassles at selling time, not really increase the value.
New interior doors wouldn’t add much value, but could reduce hassles at selling time and make the place look more attractive.
In general you will never get 100% of the money you put in back in value of the house and some things, like pools, you get close to 0%.
Why do you need your house value to be ~$100,000 anyway?
